Planning Board Minutes

August 7, 2007

 

1.  Call To Order: 7:00 p.m.

 

2.  Attendance:  Chair: George Sprowl, Vice Chair: Paul Leeper, Jack Degraff, and

                            Dave Marceau.

 

3.  Review of Applications and Requests:

A.  Pendleton Cabin located off Pond Road South.  To be built by the contractor          Michael Jones. Mr. and Mrs. Pendleton came before the Board for a new permit as a stop work order had been issued on the previous permit.

   The Board found that it meets the building expansion standards and with the contingency that the dimensions of the building be drawn to scale and presented to Frank Therio and meeting his approval a Motion was made to approve; seconded, and passed unanimously.

 

4.  Minutes: Review of July 17, 2007 minutes. Passed over until next meeting.

 

5.  Communications: none

 

6.  Old Business:

          Shoreland Zoning discussions continued. Paul gave George a copy of his 21 page document on this issue, for review.  The State timber harvesting law was discussed. The town of Searsmont will have an informational hearing on the new laws. No date has been set yet.

        The Board discussed the copy of the Land Use Ordinance with its comparisons of Searsmonts to the States.

     Paul has called the State Planning Office multiple times to ask if there are any changes necessary in the town’s flood plain  Ordnances, or if it is alright to continue to use 2003  version as opposed to the 2005.  He has not, to date heard back from them.

 

7. New business:

     A discussion on building footprint took place raising the question: Is the Building footprint measured  on the ground or should a roof and its overhang be counted when deciding a fee based on square footage? 

      George and the Board members felt it was necessary to contact MMA regarding this

   issue.
